What time is check-in and check-out at Riley Ridge Cabins?

Check in is at 3 p.m. and check out is at 11 a.m. We do not take Sunday check-ins.

Is there a minimum stay?

Weekends require a two night minimum. One night stays are available on weekdays, with a cleaning fee added.

Are pets allowed in the cabins?

No. Pets are not permitted on any Riley Ridge Cabins property, and an unauthorized pet results in a $125 fee.

Can I smoke in the cabin?

Smoking is prohibited in all of our cabins. Smoking inside a cabin results in a $300 fee.

What is the cancellation policy?

Cancel 21 days or more before arrival for a full refund minus a $60 processing fee, 8 to 20 days before for a 50% refund. Within 7 days of arrival there is no refund.

Do the cabins have hot tubs?

Yes. Every cabin has a hot tub that is cleaned and sanitized after every stay.

Cabin Rental Policies

These policies apply to every Riley Ridge Cabins property. Call 740-603-5300 if anything here needs clarifying — we would rather answer a question now than surprise you later.

Reservations: You must be 21 years old to rent a cabin. Payment is required at the time of reservation. Riley Ridge Cabins may use any funds received from guests immediately upon receipt.
Cancellation: Cancel 21 days or more before your stay for a full refund minus a $60 processing fee. Cancel 8 to 20 days before for a 50% refund. Within 7 days of arrival there is no refund. Call us if you have questions.
Minimum stay: We require a two night minimum stay on weekends. One night stays are available weekdays. Weekend rates apply to Thursday–Friday and Saturday–Sunday stays. No Sunday check-ins.

Method of payment: We accept money orders, VISA, Mastercard and Discover. A credit card is required at the time of reservation and is kept on file in case of damage to the property.
Refunds: No refunds due to weather, early departure or acts of God. No refunds in the event of mechanical failure, the absence of any item, or public utility problems.
Discounts: Only one discount can be applied to a cabin rental. Discounts may not be used on special packages and cannot be applied to holiday reservations.
Pets: Pets are not permitted on any of our properties. Discovery of an unauthorized pet results in a $125 fee charged to the credit card on file.
Smoking: Smoking is prohibited in all of our cabins. Discovery of smoking inside a cabin results in a $300 fee charged to the credit card on file.
Equipment and furnishings: Our cabins are located where there is cell phone service. Equipment failures and problems must be reported immediately — please call our office at 740-603-5300. Any repairs needed will be made as quickly as possible.
Linens and supplies: Bed linens and bath towels are provided along with kitchenware and utensils. We supply trash bags, paper towels, toilet tissue, dish soap and hand soap.
Grills: All cabins have gas grills.
Fireplaces: Indoor fireplaces are not to be used April through September. No cutting wood on the premises. Firewood you bring must be cut and bundled. Firewood is available for $8 a bundle — call the office to order in advance of your stay.
Occupancy and housekeeping: Please keep occupancy to what is posted on each cabin description. Additional people discovered on site are charged $40 per extra person. At check-out place all trash in the outdoor containers provided; loose trash left in the receptacles is subject to a $70 clean up fee. Leave the cabin clean, make sure all doors and windows are locked, and return all keys to the lockbox. Lost keys are subject to a $25 fee.
Hot tubs: Hot tubs should not be used at temperatures greater than 104 degrees. Jet speed switches may be adjusted. Our hot tubs are routinely changed and continually sanitized. Hot tubs left dirty may be subject to a $100 clean up fee. Do not sit or stand on hot tub covers — this may cause personal injury or damage; damage to a cover results in a $400 replacement fee.
Damage by guests: In the event of damage or extra cleaning created by guests, additional charges may be applied to the credit card on file.
Wildlife and pests: While we routinely treat our cabins, we are in the woods and you may encounter insects or spiders during your stay. We cannot refund a reservation for insects or spiders. Many critters live in the woods — do not approach or feed wildlife, and do not leave food on decks or porches.
Left behind items: Personal items left in a cabin are not automatically returned. We remove them and store them for 30 days. Call us with shipping information; guests are responsible for return shipping charges.
Legal: Guests agree to hold Riley Ridge Cabins, and all involved with them, harmless for any personal injury as well as loss or damage to the personal property of guests during their stay.
Other: During winter months four wheel drive vehicles are recommended. Absolutely no firearms, fireworks or drugs on the property. Policies and rates are subject to change without notice. We reserve the right to charge your credit card for any damage or excessive cleaning required after your stay.
